Neighborhood Development

At the last annual HOA meeting, a number of homeowners had expressed interest in seeing new development and amenities for the neighborhood. Neighborhood playgrounds, pools, and other developments, in addition to providing recreational benefits, can increase property values for existing homeowners and make a neighborhood more desirable for future homebuyers. Based upon the discussion at the meeting, a special committee was formed to research potential options for development. The Development Committee has now put together a very short survey to get feedback on areas of improvement and how to prioritize them. The survey is only a tool to gage interests, as if any such projects were to be actually be considered, it would require formal approval at a duly called HOA meeting. Please take a few moments to respond and let us know your thoughts. Thanks.

Neighborhood Cleanup

Greetings, all,

We hope everyone is enjoying spring so far this year. It’s a great time to start working on outside projects for your house and lawns. To help promote this activity, which makes the entire neighborhood look better, we’re organizing a Neighborhood Cleanup starting on Friday, April 8th until Friday, April 15th. We’ve contacted Waste Management to have a dumpster delivered to the commons area across from 129 S. Forestview. All homeowners are encouraged to bring any unnecessary junk or yard debris to be dumped. However, there are a few guidelines on what is permitted. Hazardous materials or anything that would not normally be allowed in your trash cart cannot be disposed of in the dumpster. This includes things like:

  • Aerosol cans
  • All liquids
  • Animals
  • Antifreeze
  • Appliances
  • Asbestos
  • Barrels
  • Batteries
  • Chemical products
  • Computers
  • Contaminated oils (mixed with solvents, gasoline, etc.)
  • Dirt
  • Fluorescent tubes
  • Food Waste
  • Hazardous waste
  • Herbicides & pesticides
  • Industrial waste
  • Lubricating/hydraulic oil
  • Medical waste
  • Microwaves
  • Monitors
  • Motor oil
  • Oil filters
  • Other flammable liquids
  • Paint (except completely dried latex paint cans, no liquids)
  • Petroleum-contaminated soil/lead paint chips
  • Propane tanks
  • Radioactive material
  • Railroad ties
  • Solvents
  • Televisions
  • Tires
  • Transmission oil

In addition, it is absolutely critical that the dumpster is not overfilled; nothing is allowed to protrude from the top. We will be monitoring the dumpster and if it fills up during the week, we will have it emptied.

We hope to see everyone out and about during the week and making use of this amenity, or otherwise just interacting with your neighbors. If you have any questions or concerns, please don’t hesitate to contact us.

Neighborhood Alert

Just as a safety warning, there has been a report of a coyote or fox that was feeding on a goose and when a homeowner opened their garage to leave, it came into the garage toward them. Please exercise caution, for your family and pets, as the geese appear to be causing predators to more aggressively enter the area.

In addition, there has also been reports of thieves who are stealing tailgates from trucks in our neighborhood. If you keep your truck parked outside of your garage, lock the tailgate to avoid it being stolen.

HOA Dues

Greetings, all,

This is a friendly reminder regarding homeowners dues. One of the most difficult responsibilities of the HOA board is making sure everyone is up-to-date with regard to their annual dues. They are due on October 1st of each year and currently $100. These dues are important to maintaining the HOA budget, which is needed for taking care of the common areas, providing for neighborhood clean ups, and other projects. Payments may be mailed to Rainbow Lakes West Third Addition HOA, 126 S. Forestview St., Wichita, KS 67235. We appreciate your time and attention to this matter. Thanks.
